As they say, many hands make light work, that is our philosophy here at OIC. If a hive of businesses are all working in different industries, but supporting each other then we have reached our goal.
The Building
Operated by General Foods producing Minute Tapioca pudding from the 1890's through 1960's; the building was built in three phases and has always housed clean industry and food processing. In the 1960's the building was bought and turned into a furniture manufacturing company named the Bedroom Factory. In the early 2000's the owner of the Bedroom Factory sold the business and started creating commercial spaces for rent. In the beginning there was mostly manufacturing and soon after he converted into office suites. Early 2013 Jack Dunphy purchased the building and continues the vision. The building is 128,000 square feet resting on 3.47 acres along the Millers River and PanAm railway.
Maintenance & Supervision
OIC is locally-owned and Management is on-site and involved to insure a safe, clean, organized facility; and tenant satisfaction. The highly qualified Maintenance Supervisor and staff perform rigorous daily care, and remain on-call along with a solid network of on-call contractors.
Energy Efficient Passenger Elevator
In 2010-11, OIC installed a new energy efficient passenger elevator. The elevator is ADA compliant and it's clean stainless-steel interior, LED lighting and vegetable-oil based hydralics make this one of the most eco-friendly installations in Western Mass.
Connectivity
OIC is the MBI Broadband123 Fiber-Optic Hub for entire North Quabbin region providing state-of-the-art connectivity for OIC Tenants.
Freight Elevator
A large 7,000lb. capacity 8'wide x 15'long Freight Elevator is centrally located to service the 3rd floor Studio/Offices and Industrial Lofts from truck ramp and loading docks at rear service entrance. Controlled key access is required.
Public Transportation
Community Transit Service is available for Orange-Athol area drop-off and pick-up at OIC Main Entry. Regional FRTA bus service is available from the enclosed kiosk in Downtown Orange just a few hundred yard walk from OIC.
We have been tenants at the OIC for roughly 9 years, and both under the old ownership and management and under the new management we couldn't be more pleased. We've moved from one quality office space to another larger one, and there are plenty of places for us to grow. Since we've come to the Center, we've seen the addition of a cafe, a gym, and many other businesses with whom we can collaborate and network, and the building and community itself is an incubator for local businesses.
